Adam W. Guerrero is a Partner in the Real Estate Department.

Focus on Real Estate Transactions and Land Use Law

Mr. Guerrero focuses his practice on real estate transactions and land use law with an emphasis on commercial lease transactions. His practice includes the negotiation and drafting of commercial real estate transactions including leases, subleases, assignments, and purchase and sale agreements.

He has extensive experience in the acquisition and disposition of properties. He manages due diligence efforts in acquiring land for development, and land use in connection with homebuilding, industrial, and retail projects. Additionally, he has prosecuted and defended litigation relating to commercial property and business disputes on behalf of his clients.

Mr. Guerrero has a broad base of real estate experience over the course of more than two decades. Mr. Guerrero’s experience includes working as a commercial property manager of a portfolio of industrial and office properties and as land acquisition manager for a real estate developer.  During law school, Mr. Guerrero was a judicial extern to the Hon. Dickran Tevrizian, Jr., of the U.S. District Court for the Central District of California.

Mr. Guerrero was included in the 2022-2023 editions of Best Lawyers: Ones to Watch in the fields of Land Use and Zoning Law and Real Estate Law.

Representative Clients and Matters

Represented a US based global bank as their dedicated west coast real estate legal counsel advising on lease renewals, new retail and office leases, easements and zoning matters, negotiation, and preparation of letters of intent, term sheets, subleases, ground leases, and lease amendments.

Represented seller in the negotiation of a sale of a 724,000 square foot office campus in Colorado in a transaction that included lease-back of said campus for a term of seven years.

Represented seller in negotiation and sale of ten industrial properties (84.35 acres in total) and lease-back leases for a total sale price of $105 million.

Represented tenant in negotiation of a lease of 235,000 square feet, industrial, build-to-suit, space in Grand Prairie, Texas.

Represented tenant in the negotiation of a lease renewal of 247,000 square feet (nine floors) of Class A office and retail space in San Francisco, for a term of ten years.

Represented tenant in the negotiation of a lease of a 75,000 square foot office building in Thousand Oaks, for a term of eleven years.

Represented tenant in the negotiation of a lease of 72,000 square feet (five floors) of Class A office space in Westwood, for a term of ten years.

Represented tenant in the negotiation of a lease of 15,000 square feet of telecommunications network space in Seattle, Washington for a term of ten years.

Represented landlord in complex negotiation of long-term leases of ninety-five wireless communication towers across the US, for a total sales price of $81 million. Responsibilities included preparation of asset purchase agreement, master lease agreement, master license agreement, master bill of sale, and master assignment of antenna users agreements.

Represented landlord in the negotiation of a lease renewal of 243,000 square feet (eight floors) of class A office space in Downtown Los Angeles, for a term of thirteen years.

Represented landlord in negotiation of a lease of 70,000 square feet (four floors) of Class A office space in Downtown Los Angeles, for a term of twelve years.

Represented landlord in the negotiation of a lease of 38,000 square feet of office space (two floors) in Costa Mesa, for a term of fifteen years.
